Lehi Slip and Fall Lawyer

Did a fall at a Lehi attraction, office campus, shop or apartment leave you injured? A property owner who ignored a hazard can be held responsible. Free consultation, and no attorney fees unless we win.

Lehi mixes brand-new construction with major destinations. Thanksgiving Point, the retail around SR-92, the office campuses of Silicon Slopes and fast-growing apartment neighborhoods all draw heavy foot traffic, and new development adds its own risks: unfinished sidewalks, temporary ramps and walkways that change with each building phase.

Lehi City asks property owners to clear snow from the sidewalks next to their property, as well as driveway openings and the areas around fire hydrants and mailboxes (Lehi snow removal guide). In business parks and apartment communities, that work usually falls to a management company or a hired contractor, and their records become evidence.

Showing What Went Wrong

There is seldom an official report after a fall. A Lehi claim has to establish the hazard, that the property's owner or manager knew or should have known of it, and that it caused the injury.

In newer developments, responsibility can be split among an owner, a property manager, a general contractor and a snow vendor. Photos that show where one area ends and another begins, plus the names of any staff or crew nearby, help sort out who controlled the spot.

Utah's Standard of Care

The care an owner owed depends on the reason you were on the property:

  • Visitors on business, such as paying guests, employees of other companies and renters, are owed inspection and either repair or warning.
  • Social guests are owed a warning of dangers the owner actually knows about.
  • Trespassers generally receive only limited protection.

A property owner may say the danger was obvious. That does not end the matter where the owner should have expected visitors to encounter it anyway, as on the only walkway into a building.

Fault sharing. Utah Code § 78B-5-818 reduces your recovery by your share of fault and bars it unless the defendants' combined fault is greater than yours.

Deadlines. Four years is the usual limit for an injury lawsuit. Lehi City parks and sidewalks, the Lehi FrontRunner station and other public property require a written notice of claim within one year (§ 63G-7-402). Our deadlines page has the details.

Lehi Fall Settings

Thanksgiving Point, which spans a Water Tower campus and a Gardens campus with the 50-acre Ashton Gardens, museums and an indoor play area. Garden paths, museum floors, stairs and parking areas all see heavy visitor traffic.

The outlet and retail centers near SR-92 and the Silicon Slopes office campuses, where walkways, parking structures and entrances are often maintained by a property company rather than the business you came to see.

Construction zones in new neighborhoods, the Lehi FrontRunner station, and city parks and sidewalks, where a public owner means the one-year notice applies. For a vehicle crash, see our Lehi car accident page; our Lehi personal injury page covers other injuries.

Hazards in a Growing City

Unfinished or uneven sidewalk joints, temporary ramps without rails, construction debris on walkways, ice on parking-structure decks, wet lobby floors, and garden paths with loose edging.

Injuries After a Fall

Fractures of the wrist, ankle and hip, knee injuries, back strain and head injuries. American Fork Hospital is a Level III trauma center, and Intermountain Primary Children's Hospital's Miller Family Campus in Lehi treats injured children.

Losses You Can Claim

  • Medical and work losses: care already received, care still needed, and income lost now or later.
  • Quality of life: pain, worry and lost enjoyment of activities.
  • Long-term support: for injuries that permanently limit you.

How Owners Defend These Claims

Owners and contractors may blame each other, argue the construction area was marked, or claim you left the intended path. Site photos, contractor records, signage and early witness statements help cut through it. Utah County cases are filed in the Fourth Judicial District Court, which has courthouses in Provo and American Fork. Our slip and fall guide and the Utah claim steps go deeper.

Common Questions

Lehi Fall Questions

I tripped on an unfinished sidewalk in a new Lehi development. Who is responsible?

It could be the developer, a contractor, a property manager or the city, depending on who controlled that stretch at the time. If the city is involved, a one-year notice deadline applies.

I fell while visiting Thanksgiving Point. Do I have a claim?

Possibly, if a hazard the operator knew about or should have found caused the fall. As with any visitor claim, photos and prompt reporting to staff are important.

Can I still recover if I was partly at fault?

Yes, if your fault is less than the defendants' combined fault. Utah Code § 78B-5-818 reduces your award by your share.

What does it cost to talk with you?

The consultation is free. You pay nothing up front, and no attorney fees unless we win. The written agreement explains how case costs are handled.

What is the deadline for a fall at the Lehi FrontRunner station?

UTA is a government entity, so a written notice of claim must be filed within one year.

What should I document right away?

The hazard and its surroundings, any construction signs or barriers, your shoes, the names of staff or workers nearby, and your medical visits from the first day.
